It will never rank for anything, because there is nothing on it that is yours. Buyers and sellers do not start by searching for a realtor. They search for a place and a question. Condos near Yonge and Sheppard. Is Mimico a good place to buy. What is my Leslieville semi worth. First-time buyer land transfer tax Toronto. The agent who has written the honest page answering one of those questions gets found months before anyone types their name.
Every listing feed on every agent site in the city shows the same properties, so listings are not a differentiator and never were. What is a differentiator is judgment: a page on what actually happens at a Toronto bidding war, a plain explanation of status certificates for condo buyers, an honest read on a neighbourhood including the parts that are annoying.
The other Toronto reality is that this market has both the municipal and provincial land transfer tax, a first-time buyer rebate, and a rule set most buyers find genuinely confusing. Every one of those is a page nobody in your office has written.
Where these sites lose customers
Toronto has two hundred neighbourhoods and each one is its own search. A single 'Toronto real estate' page ranks for none of them. A neighbourhood page for each area you actually work in, with the recent sales, the average days on market, and a short note on the local school catchments, is what ranks.
An IDX widget that mirrors the entire MLS adds no value the buyer cannot get from realtor.ca. Your listings page should highlight your own listings with your own photography, your own descriptions, and a clear note on why each one is on the market. Generic feeds belong in a sidebar, not the hero.
Buyers and sellers have different questions and different anxieties. A short buyer guide (how an offer works, what conditions matter, what the closing timeline looks like) and a short seller guide (what staging matters, what photographs cost, what your commission covers) wins more leads than any number of testimonials.

How we’d approach a rebuild
A Toronto agent rebuild is built around neighbourhood pages and buyer or seller questions rather than a listings feed everyone else also has. Each neighbourhood you actually work gets a real page with an honest read on the area. Land transfer tax, status certificates, and bidding-war mechanics get plain explanations. The site is yours, on your own domain, and it survives a brokerage change.
